What does a home survey actually involve? |
The home survey process can be something of a mystery to many home buyers. What's involved and what should I expect?
Well, first things first, despite your best efforts you won't be able to accompany the surveyor on the inspection. You must simply trust their expertise and thoroughness.
There is also a limit as to how much inspection and prying a surveyor can do. He may not cause or risk causing damage to the property, so don't expect him to be ripping up floorboards.
A surveyor will not advise you on such issues as contaminated land or other environmental issues. You must seek help on these matter elsewhere.
And finally, should a surveyor make a mistake or overlook something that proves costly, you do have the ability to claim restitution and possibly compensation. All surveyors carry insurance, giving you at least some comfort that you won't be left high and dry.
