- many living rooms are organized with the television as the focal point; often this isn't the best way to display the room. Reorganize the layout of the room to emphasize the size of the room and any more attractive features such as a fireplace.
- living rooms can be filled with personal effects in particular family photos; store them away because a buyer has to be able to envisage your house as becoming her own.
- if your sofa has seen better days get it professionally cleaned or cover it with stylish throws
- use additional cushions on your sofa to create a sense of luxury
- living room carpets can often be the most shabby in a house, get them properly cleaned and if necessary replace them with a cheap but stylish neutral colour.

It can be easy to forget about the outside of your house with all the attention the inside needs. However, the exterior is just as important when you are trying to make a sale. It's the first thing buyers will see when they come to look at your property so don't give them a reason to discount your house before they have even set foot in it. You should also make use of the following tips:

- the front garden doesn't need to be a masterpiece but it does need to be immaculate
- fences and gates should be painted or varnished if they look tired
- if you have a doorbell make sure it works
- make sure windows are spotless and if necessary paint the frames
- if your neighbours front garden resembles the local dump try to get them to tidy it up a little; buyers will not want to move to house with potential problems next door.
