Don't for one minute think your house will sell itself. Even if you live in a palace, you will not get the best possible sale unless you present your home in the correct manner. If your home isn't up to standard some buyers will see beyond it's current state and they may even want to buy it - but not at the price you want. Take a little time and spend a little cash to make sure you get the maximum price for your house. Bathrooms

More so than any other room, bathrooms must be spotlessly clean. If you give a buyer any encouragement to think about your toilet activities you have potentially lost a sale. The clutter free rule also applies to bathrooms. Hiding away all you toiletries not only makes the room tidier but can help create a better sense of space in a typically small room. You should also make use of the following tips:

- create space by using a large mirror
- if possible change any carpet to more fashionable and hygienic tiles
- new taps and shower heads can make a hug difference to a bathrooms appearance
- create space with a large mirror
- accessorize with fluffy towels, candles and a few luxury toiletries

Bedrooms

One of the most important rooms to declutter when you are selling your house is your bedroom. This is usually the area where we put most of our personal items. But remember potential buyers want to envisage themselves living in your house not you. You should also make use of the following tips:

- neutral colour walls and flooring appeal to a wider market than distinct colours
- use a bedspread on the bottom of your bed
- keep your wardrobes tidy some viewers will want to look inside
- use soft lighting with bedside lamps to create a relaxing feel
- spare bedrooms are almost as important as master bedrooms so don't neglect them
- accessorize with lots of cushions on the bed to create a sense of luxury

Kitchen

Kitchens can be the most used room in the house and as a result they can quickly lose any appeal they once had. The last thing a buyer wants is to pay hundreds of thousands of pounds on a house and then have to spend thousands more on a new kitchen. As long as your kitchen isn't as old as the hills you can make sure this wont be the case with a few quid and a little know how. Try to adopt the following tips:

- clean, clean, clean; everything has to be spotless otherwise buyers will wonder what germs may be lurking on the surfaces and in the appliances
- accessorizing can make a huge difference to the feel of a kitchen; for example a stainless steel toaster and kettle can give a little sparkle to an otherwise bland looking room.
- all foods should be out of site; depersonalizing is key to a quick sale
- if you have room, put in a table and chairs
- if your units have seen better days, give them a lick of paint or replace the doors
